So you don&#8217;t know which one to choose, how to navigate your way in such a saturated market where everyone is promising the high seas and next to so many capable, serious reliable professionals, you also find the exact opposite.<\/p>\n\n<p class=\"wp-block-paragraph\">Like deciding between your cousin&#8217;s friendly agent&#8211;who is cheap&#8211;and who years ago sold his garage to his aunt; the agency below the house who say hello and are so nice. Or the national franchises that mark the territory so well and call you even at 9 p.m. to ask if you want to sell your house? Or why not, the company with the high-sounding foreign name that prospect you with fabulous databases Arab, Russian, American buyers of course all lined up in spasmodic anticipation to buy your very housing? My advice is that you should choose your real estate agent with the same spirit with which you would choose your lawyer or your accountant. A professional with the skills, experience, and intelligence to best take care of your sale. But how to tell if a professional has these characteristics? The assessment is certainly complex, but there are <strong>three objective aspects <\/strong>that from my point of view can be decisive in making the right choice.<\/p>\n\n<p class=\"wp-block-paragraph\">Before we get to that, however, I want to make an important point: avoid like the plague those who do this work irregularly and illegally, without a license. You really risk a lot by putting your assets in the hands of an incompetent person. But also be wary of those who mediate as a second job. Who in the morning is a surveyor and in the afternoon a real estate agent; who in the morning is an agent in the afternoon a condominium manager etc. Selling real estate professionally is a complex, hard work that requires multidisciplinary skills and total commitment; it cannot be improvised, it cannot be managed by uploading an ad on immobiliare.it while cooking risotto. To do this you can do it yourself.<\/p>\n\n<h5 class=\"wp-block-heading\"><strong>1. Are you open to collaboration with other agencies?<\/strong><\/h5>\n\n<p class=\"wp-block-paragraph\">Imagine this situation: your real estate agent receives a phone call from a colleague at another agency who has a client interested in your property.<\/p>\n\n<p class=\"wp-block-paragraph\">What&#8217;s going on?<br\/>Do you agree to cooperate or do you prefer to work alone?<\/p>\n\n<p class=\"wp-block-paragraph\">It may seem like a detail, but it actually says a lot about how the professional in front of you really works. Interagency collaboration can greatly expand the pool of potential buyers&#8211;but not everyone is willing to do it.<\/p>\n\n<p class=\"wp-block-paragraph\">Understanding how your agent behaves on this point is already an important first indicator.<\/p>\n\n<h5 class=\"wp-block-heading\"><strong>2. Are you willing to collect more purchase proposals?<\/strong><\/h5>\n\n<p class=\"wp-block-paragraph\">What happens when a proposal comes in for your property?<br\/>Many real estate agents, once they receive the first offer, tend to <strong>block other negotiations.<\/strong> But is it really the best choice for the seller?<\/p>\n\n<p class=\"wp-block-paragraph\">In some cases, collecting multiple proposals can allow you to better understand how the market is responding and have more elements to make a decision.<\/p>\n\n<p class=\"wp-block-paragraph\">On this issue, too, there are very different working philosophies among professionals in the field.<\/p>\n\n<h5 class=\"wp-block-heading\"><strong>3.
